FAQ
Your questions about Dubai real estate, answered.
Yes. Foreign nationals can buy freehold property in designated areas, which include Dubai Hills Estate, Palm Jumeirah, Downtown, Dubai Creek Harbour, Emaar South and most master-planned communities. Ownership is registered in your name with the Dubai Land Department.
Budget roughly 4% Dubai Land Department transfer fee, 2% agency commission, AED 4,000–5,000 in trustee and registration fees, and 0.25% mortgage registration if financing. Off-plan purchases carry the same 4% DLD fee, usually payable at booking.
Property worth AED 2 million or more qualifies the owner for a 10-year renewable Golden Visa, which also covers spouse and children. Lower values can qualify for a 2-year investor visa.
No. Dubai has no annual property tax, no capital gains tax and no tax on rental income. The main ongoing cost is the community service charge, set per square foot by the developer or owners' association.
